Seamless letting process

From how to present your property to attract tenants, to setting the rental price, we can help you get your property on the market. 

From there we will show potential (already vetted) tenants around your property and then complete all the relevant paperwork to get them moved into the property.

We will be their first point of contact for any issues that may arise and when it comes to them moving out we will ensure everything is completed and signed off at the end of the tenancy too.

Gas safety regulations

Before renting a property you must have a valid Gas Safety Certificate in place and this must be served on the tenant prior to their occupation.

* This work is required to be carried out by  qualified and registered engineers. This can be arranged through Monroe Lettings and Property Management Ltd,,prices start from £102 + VAT, this is completely dependent on how many gas appliances are in the property.  Certificates shall be provided to the tenant and landlord before occupation commences.

EICR (Electrical installation condition report)

This is now a legal requirement so landlords will need this before letting their property out.

Price starting from £150 + VAT depending on size of property.  Certificates shall be provided to the tenant and landlord before occupation commences.

Fees

Letting Fees

£600 (£500 + VAT) will be made for each new Tenancy Agreement signed.

Management and Service Charge

For the ongoing management and servicing of the Property, 12.0% (10.0% + VAT) on all rents due. Subject to a minimum fee of £60 (£50 + VAT) pcm.

Renewal Fee

A charge of £144 (£120 + VAT) will be made for the successful negotiation of a Tenancy Renewal or the extension of a Tenancy to an existing Tenant.

Annual statement of income and expenditure

Available upon request - £24 (£20 + VAT)

Other Charges

Other expenditure in additional to the above fees may be payable from time to time. The Agent will notify you of any fees before they are incurred

Minimum energy efficiency standards (MEES)

Before renting a property you must now have a valid Energy Performance Certificate (EPC) in place with a rating of ‘E’ or above and this must be served on the tenant prior to their occupation.
