We make letting your property simple and stress-free. From advising on presentation to setting the right rental price, we ensure your property is market-ready and attracts the best tenants.

Once listed, we take care of everything – from conducting viewings with pre-vetted tenants to handling all necessary paperwork for a smooth move-in process.

Throughout the tenancy, we act as the tenant’s first point of contact, managing any issues that arise. And when the tenancy comes to an end, we ensure a hassle-free handover, completing all final checks and paperwork.

With almost 20 years of experience in Leeds lettings, Co-Founder, Jordan Yorath founded and managed a portfolio of over 400 apartments before his first business was acquired by Countrywide PLC. His extensive market knowledge ensures that landlords receive expert guidance on rental pricing, tenant demand, and maximising their investment.

Leading our lettings team is Branch Manager Katie Radcliffe, who brings over 15 years of dedicated experience in the property industry, specialising in Lettings & Property Management. Fees

Letting Fees

£900 (£750 + VAT) will be made for each new Tenancy Agreement signed.

Management and Service Charge

For the ongoing management and servicing of the Property, 12.0% (10.0% + VAT) on all rents due. Subject to a minimum fee of £60 (£50 + VAT) pcm.

Renewal Fee

A charge of £144 (£120 + VAT) will be made for the successful negotiation of a Tenancy Renewal or the extension of a Tenancy to an existing Tenant.

Annual statement of income and expenditure

Available upon request - £24 (£20 + VAT)

Other Charges

Other expenditure in additional to the above fees may be payable from time to time. The Agent will notify you of any fees before they are incurred

Minimum energy efficiency standards (MEES)

Before renting a property you must now have a valid Energy Performance Certificate (EPC) in place with a rating of ‘E’ or above and this must be served on the tenant prior to their occupation.

* This work is required to be carried out qualified and registered engineers and can be arranged through Monroe Lettings. Certificates shall be provided to the tenant and landlord before occupation commences.

Gas safety regulations

Before renting a property you must have a valid Gas Safety Certificate in place and this must be served on the tenant prior to their occupation.

* This work is required to be carried out by  qualified and registered engineers. This can be arranged through Monroe Lettings and Property Management Ltd, prices start from £102 + VAT, this is completely dependent on how many gas appliances are in the property.  Certificates shall be provided to the tenant and landlord before occupation commences.

EICR (Electrical installation condition report)

This is now a legal requirement so landlords will need this before letting their property out.

Price starting from £150 + VAT depending on size of property.  Certificates shall be provided to the tenant and landlord before occupation commences.
